The stamp duty rates in Bangalore and property registration charges in Bangalore are things you should know while applying for home loan and choosing your desired property. The registration charge is 1% of the value of the property while 10% of the stamp duty is the BBMP, Village Areas and BMRDA added cess. Stamp duty is 5-6% of the value of the property. BMRDA and other surcharges account for 3% of stamp duty while 2% of stamp duty is the BBMP & Corporation added surcharges.
Stamp duty in Bangalore is determined by aspects like the property age, owner gender, age of the property owner, location, amenities available in the property (the more the amenities, the higher the stamp duty) and its purpose, i.e. residential or commercial (which have higher stamp duties than their residential counterparts).
Stamp duty is calculated on the higher value, between the ready reckoner rate (circle rate) and the agreement value of property. For example, if the agreement value of a property is Rs 50 lakhs and the value according to the ready reckoner rate is Rs 40 lakhs, then, the stamp duty would be calculated on the higher value, i.e., Rs 50 lakhs.
